VICE PRESIDENT – BUSINESS DEVELOPMENT

Job purpose:

  • To lead the acquisition and development of all domestic and international residential projects in order to meet the company’s short and long-term strategic plans and objectives.
  • To achieve the goal of developing and maintaining sustainable leasing activity as well as the value of all RML existing commercial projects and to ensure the PNL is always well monitored.

Responsibilities:

  • Explore, identify, lead and drive new business opportunities growth areas, trends, products and services for the company’s growth.
  • Develop short and long-term strategic plan and objective to achieve company goal with direct influence on business growth and profitability.
  • Lead the development and implementation of the business unit strategic objective and process to achieve both project timeline and financial goal.
  • Evaluate investment opportunities and provide recommendation including but not limited to strategies, risk/return profiles, portfolio optimization to assist Exco decision.
  • Define and initiate potential business models in order to enhance profitability and growth potential.
  • Drive growth initiatives and identify business opportunities in order to develop strategies that capitalize on those opportunities.
  • Lead the negotiation with land owner(s) and potential partner(s).
  • Lead and manage JV process from engaging legal advisor to finalize and execute JV Agreement.
  • Develop and maintain relationship with brokers, land owners, and potential partners to source new opportunities.
  • To lead and monitoring value of all Commercial Office assets, the brand image of the company.
  • To oversee P&L for all commercial office projects to assure the company stay in positive numbers.
  • Oversee hotel/branded residence operations in order to form new partnerships and maintain optimal property operations.
  • To ensure that the business plan, marketing plan, and recommendations for the commercial office project are in line with the goal.
  • To achieve occupancy rate targets, develop merchandising mix and acquire potential tenants.
  • To ensure the proposal, draft agreements in relation to commercial offices projects.
  • Monitoring on partners; sole agent, tenants, construction and marketing team to ensure that all the transaction going smoothly.
  • Supervise the team focusing on the direction/vision of Commercial team leading to the succeed of the projects.

Qualification:

  • At Least 15 years of experience in real estate or property industry with at least 5 years in managerial level.
  • Bachelor or Master’s Degree in Real Estate, Finance, Business Administration, Architecture or related fields.
  • Strong financial modelling skill and deep financial knowledge.
  • Good understanding of real estate regulations in Thailand and beyond.
  • Excellent negotiation skill with experience in full loop of managing and handling JV, M&A process
  • Capacity to build-up a quality network in the real estate industry.
  • Ability to handle multitasking and demanding workload.
  • Ability to handle multitasking and manage team
  • High proficiency in English and Thai (written and spoken)

Responsibilities:

  • Offer legal counsel to ensure proper legal support to all departments with respect to the transactions involving the organization including the day-to-day business activities.
  • Draft, review and revise all corporate agreements, contracts, letters, etc. as requested by different departments, to ensure legal compliance.
  • Review and revise commercial contracts with vendors, distributors and business partners e.g. security guard services, mate services, gardening services, swimming pool cleaning services for the project management department.
  • Initiate contact with and coordinate with external legal counsel when necessary.
  • Protect legal and business interests of the company to minimize legal risk and maximize the interest of the company.
  • Provide clarification on or explain legal language or specifications to everyone in the company
  • Create, maintain and implement a process for standardization of practices.
  • Coordinate and support the operation of For Better Live Foundation.
  • Handle the corporate changes filing and managing the registration of corporate changes with the public company registrar.
  • Review advertising and marketing materials to ensure compliance with legal requirements.
  • Prepare, review and revise Confidentiality Agreements or Non-Disclosure Agreements for new ventures of the company.

Qualification:

  • Minimum of 10 years legal experiences in commercial contract works.
  • Bachelor’s or Master’s Degree in Laws or related fields.
  • Experiences with real estate industry (preferable)
  • Strong communication and interpersonal skills.
  • Ability to work autonomously.
  • Flexibility and multi-tasking skills.
  • Fluency in English and Thai, written and spoken.

Job purpose:

  • To assist and support the DVP of Business Development in identifying and securing potential development/investment opportunities

Responsibilities:

  • Conduct preliminary study regarding to potential land/asset especially regulatory requirements including contacting local authorities.
  • Conduct site analysis, market research, and feasibility study.
  • Prepare full & in-depth analysis to present to senior management.
  • Lead due diligence and acquisition process.
  • Coordinate with legal advisor on the preparation of transactional documents including but not limited to SPA and JVA.

  • Regularly update market data especially supply/demand and take up rate and market trend to identify potential opportunities and assist senior management in making business decision.

  • Minimum of 3 years’ experience in real estate or property industry.
  • Bachelor or Master’s Degree in Real Estate, Finance, Business Administration, Architecture or related fields.

  • Good understanding of real estate regulations in Thailand and beyond.
  • Capacity to build-up a quality network in the real estate industry.
  • Preliminary real estate massing study would be advantageous.

Responsibilities:

  • Perform all accounting work as directed and working as a team with A/P and GL accounting teams.
  • To provide accounting management in the following areas:
    • Hands-on of full sets of accounting books and monthly report as required by management
    • Account Reporting including yearly accounts submission to the relevant authorities
    • Statutory, Revenue and tax compliances in accounting of the company
  • Prepare book-keeping entries in accordance with GAAP (Generally Accepted Accounting Principle) and ensure full compliance with government regulations

  • Collecting and reviewing all information and preparing monthly account closing and a full set of accounting and financial reports.
  • Prepare monthly vouchers, financial reports, and accounts analysis regularly

  • Settle local and overseas payments and keep record of account payable (AP)
  • Preparing monthly financial statements.

  • Handling all aspects of accounting functions including monthly and yearly closing: AP accounts, input VAT, cash flow and management report.

Qualification:

  • 2-3 years’ experience in Account Payable and GL.
  • Bachelor Degree in Business Accounting or related field
  • Familiar with local accounting, audit & taxation filing procedures

  • Familiar with service, sales concepts, practices, procedures, and processes.
  • Excellent communication skills with strong relationship-management skills.
  • Availability to travel as needed for client sales visit and for oversea sales events.
  • Willingness to work independently.
  • Must reside in Phuket (prior and at the time of show villas operate).
  • Fluency in English and Thai, written and spoken.
